This class is alternately staffed with Facilities Maintenance Mechanic II and personnel may advance to the higher level after gaining experience and demonstrating proficiency that meet management performance expectations necessary to work under minimum supervision at the journey-level position.
Facilities Maintenance Mechanic II is the skilled journey-level class in the Facilities Maintenance.
Under general supervision performs the full range of assigned duties.
This class differs from the lower-level class of Facilities Maintenance Mechanic I in the skill level required, the complexity of assigned projects, the requirement for developing project plans and the non-routine, non-recurring nature of most assignments.
Incumbents in this class perform a wide variety of building trades tasks related to facilities and waterworks system maintenance and repair, including but not limited to energy management systems, alarm systems, heating/air conditioning systems, equipment control systems, treatment systems, lighting systems, pumping systems, electrical and emergency power systems and waste systems.
The work includes but is not limited to electrical, plumbing, carpentry, mechanical repair, preventative maintenance, cleaning, and painting assignments.
Perform work in a highly productive and efficient manner to maximize the quantity of activities completed.
Some assignments involve the operation of specialized equipment used in treatment and public water supply systems.

* Makes repairs to low- and high-voltage electrical equipment, appliances and fixtures; rewires and replaces defective devices, controls and worn parts.

* Ensure maintenance activities are executed safely, in a timely manner per applicable manufacture’s procedures and KCWA policy.
* Installs water piping;repair faucets, wipes and flushes joints; cleans out drains and obstructions in plumbing systems.
* Reads and interprets blueprints, drawings, specifications and manuals; estimates and requisitions materials and supplies for assigned maintenance and repair projects.
* Installs conduits and pulls electrical, telephone and data-line wiring; pulls data and telephone cable for new facilities and office realignment.
* Performs lock out/tag out procedures, using appropriate devices; notifies supervisor and office personnel of system shutdowns; affixes identification tags; removes devices and re-energizes the system.
* Works in vaults and other confined spaces, utilizing proper safety techniques and equipment in accordance with Kent County Water Authority and departmental safety policies and procedures; lifts and removes vault lids; ventilates vaults; performs vault repairs.
* Inspects, tests and performs preventative maintenance on valves, gauges and controls.
* Repairs,replaces, installs and performs preventative maintenance on air systems and devices.
* Ensures work activities are completed correctly maximizing right the first time execution.
*OTHER DUTIES* * Must be willingly available to provide necessary and emergency duties for system repair or maintenance on an emergency basis, nights, weekends and holidays or as system demands or when called or assigned duties.
* For production, treatment, pumping and storage facilities operation and maintenance, as required to perform routine checks and activities as required by the duty or work assigned.
* Schedules, coordinates and supervises the work of other personnel engaged in the maintenance, repair and remodeling of buildings and facilities, including plumbing, electrical, pumping and treatment, cleaning and painting; ensures the timely and efficient completion of predictive and preventive maintenance programs; schedules and coordinates activities with other departments and Management.
* Provides technical assistance and guidance to staff; instructs and provides for the training of staff in work methods, use of tools and equipment and relevant safety precautions.
Respond to inquiries and complaints.
* Prepares and maintains a variety of records and reports, including worksheets, maintenance records accident reports and maintenance requests; requisitions necessary tools, equipment, materials and supplies.
* Recommends special work or necessary equipment maintenance; reviews completed work.

* Researches new operational methods, techniques and equipment and recommends their application.
* Responsible for compliance with safety program within work units; insures subordinates follow safety policy in work methods and procedures; enforces proper safety precautions while working in dangerous situations; educates employees on rules, regulations, safe work habits and potential hazards presented by their work environment.

Typically, a Facilities Maintenance Mechanic I is expected to be capable of meeting the proficiency criteria within a 24-48 month period, depending on an individual’s prior experience and progression in performing the full range of Facilities Maintenance Mechanic II duties.
